Dear Madisonville Homeowners & Residents,

The influx of housing developments in our area has led to serious problems including drainage failures, unbearable traffic congestion, overcrowded schools, reoccurring power outages, and water system issues (brown and/or chlorinated water, water pressure). Further development of neighborhoods prior to improving our lagging and substandard infrastructure will only exacerbate these issues, jeopardizing the safety, comfort, and well-being of our community.

Today, we are asking our neighbors to voice their concerns, as plans are underway for a yet another subdivision development on Brewster Road. The subdivision, “Brewster Place,” is to be built where the remaining woods are between Dummyline and Powerline, specifically where a natural drainage ditch commonly floods Brewster Rd.

Some highlights of the proposed subdivision plans (found in Meeting Agenda, linked below):

http://www3.stpgov.org/planning/agendas/2024agendas/03052024_PC_Meeting_Packet.pdf

  • The land to be cleared is home to a natural drainage runoff for Brewster Rd and the first 13 homes on the west side of Fairfield Oaks Drive. The land is gradually sloped into an “existing drainage ditch” per the proposer’s own survey map.
  • 17 homes are to be built within 5.398 acres (net density = 3.1 homes per acre).
  • A pond is planned to be added to the “existing drainage ditch” on the southwest side of the subdivision.
    • This is likely an attempt to accommodate what the developers believe will be additional standing water issues.
    • There is nothing in the plans to accommodate current drainage paths of the south side of Brewster Road and the west side of Fairfield Oaks Subdivision, which VERY OFTEN flood with heavy rainfall.
  • The plans call for foundations of each home to be up to 12 inches higher than current ground elevation.

In addition to increased flood risks:

  • 17 additional homes on our electrical grid and water systems, which commonly fail in this precise region of Madisonville, are sure to worsen issues.
  • Traffic delays at the intersections of Brewster / 1077, 1085, 21, and Perilloux, particularly during school and work commute hours, will be exacerbated.
  • Risk of decreased property values due to smaller lot and build size approval.

If you agree with the above and want to make your voice heard, we urge you to:

  • Sign the petition to voice your opposition to the Brewster Place subdivision development.
  • Please also join us Tuesday, at the St.Tammany Planning Commission Meeting to voice our concerns for this development.
