We do not believe that the zoning variance should be granted to this developer for the following reasons:


Arborlea was once a tree nursery and preserving the small areas of open space and trees are part of the neighborhood's appeal.


A house built on a lot deemed too small would only negatively effect the surrounding house values.


This lot is at a stop sign near the crest of a well travelled hill where one is blind to the other side of the incline and where lighting is poor.

The massive push behind this petition proves that our neighborhood will not let these developers walk all over our safety. This momentum shows the greedy contractors that they cannot hide behind paperwork while ignoring the hazardous reality of this intersection.

It would seem that the grating of a variance should be for an existing homeowner where the current zoning impacts negatively on their ability to utilize their property (and the granting the the variance will not negatively affect existing residents). If a variance can be granted for any developer hoping to turn a profit on an empty lot (in a neighborhood where there are already long term unsold new build houses) then there does not seem much point in having zoning codes in the first place. I am against the variance.

I am against the variance. What open space remains adds to the value of Arborlea and Yardley. If we wanted to live in squeezed in houses of new construction, we would move to Another area.

The lot is far to small for 2 houses, it would force them to be too close together. If there is a develpor who purchased the property they can make a significant profit by simply updating and expanding the current home and by upgrading the lot and the landscaping.

We should preserve Arborlea as it is today and not start changing zoning rules to accommodate new builds in the area.

We having zoning laws for a reason. They are in effect to protect those who live in this community. In this case, a variance is being requested by someone who has no intention of living in, and bettering, this community. This is only being done for financial reasons, and would be at the detriment of the neighborhood. Please do not allow for this harmful variance.
