As a member of the Ranch on Silver Creek Sub Association I request that the board: 1. Clearly identify and publish to the membership what the concerns are that have prompted the hiring of an attorney to investigate Construction Defects in our community. 2. Not vote on this issue alone and instead the community should decide via a membership vote whether to pursue legal action against William Lyon Homes. 3. Raise these concerns to William Lyon Homes in a cooperative manner that is not through filing an SB800 or other litigation, preferably through the William Lyons Warranty Department. Through conversation with William Lyon Homes, we have been told that the SubAsociation Board has not given them the opportunity to discuss all the defects and warranty options. 4. Allow William Lyon Homes adequate time to address all issues that have been identified. 5. After 6 months, if the Board is not satisfied with William Lyons handling of the situation they will publish a summary of the items and the results of their work with William Lyon Homes to the membership. At this time the Board should revisit the issue and determine whether they need to pursue the matter further. If they decide that litigation is the best step forward a membership vote should still be required.

I HAVE BEEN TALKING TO SO MANY OF YOU LATELY AND THE FRUSTRATION WITH THE LACK OF TRANSPARENCY IS ABSOLUTELY REAL!! WE DESERVE TO KNOW THE FULL TRUTH ABOUT THESE CONSTRUCTION DEFECTS BEFORE ANY LEGAL ACTION IS TAKEN IN OUR NAMES!!

THIS MOMENTUM IS ABSOLUTELY ELECTRIC!! IT IS CLEAR THAT OUR COMMUNITY WANTS TRANSPARENCY AND COOPERATION INSTEAD OF RUSHED LEGAL ACTION!!

We paid a lot for these homes and we deserve to know why the board is rushing to spend our money on lawyers before even talking to the builder properly. Stop the legal threats and talk to them first.

TOTAL WASTE OF OUR DUES. Just call the warranty department and get it fixed instead of making this a huge court battle.
