
A2Dominion and Burford Wharf - Service Charges


The aim of this petition is to get to a position where residents of Burford Wharf can have some confidence that the amount of service charge they are paying is correct. This petition will be presented to a panel of main board directors of A2Dominion and, if this does not achieve appropriate results, to the industry ombudsman. We, the undersigned, petition A2Dominion to enact improvements to its leasehold services team such that the service meets the following basic requirements: 1) Service charge statements delivered on time (within 6 months of the end of the charging period) and forecast statements delivered on time. 2) Service charge statements consistently presented and therefore easily comparable to previous year actual statements and current year forecasts. 3) Forecast statements consistently presented and directly comparable to actuals. 4) Clear and transparent demonstration of how the sinking fund contribution is calculated and how it will be used. 5) Clear explanation of the reason(s) behind major forecasting inaccuracies and errors and the actions taken to prevent future re-occurrences. 6) Costs fixed in advance (e.g. insurance and management fees) should not increase between forecast and actuals. 7) If requested by residents, timely and comprehensive provision of statements and invoices which reconcile to the service charge statement. This should be provided free of charge for at least three years until residents can have faith in the numbers produced by the service charge team. 8) No threatening letters demanding payment of arrears should be sent before a phone call has been made to the resident to discuss the issue. 9) Removal of the outrageous correspondence fees relating to chasing service charge arrears (e.g. £25 for sending a letter!) 10) Any costs arising due to failures or incompetence by A2Dominion are not recharged to residents (e.g. late electricity bill payment charges, incorrect management fees invoiced etc.)
