It is time for an Owner Requisitioned Meeting

We need a percentage of owners to agree to demand an Owner Requisitioned Meeting, which will allow residents to be heard, including a vote to dissolve the current board and start fresh with new nominees.

It is essential that owners turn out to vote if we are successful with the petition to call the meeting.

Dissolving the board isn't just about change; it's about community empowerment. Your voice shapes the future. A new board means a community where every resident is heard, informed, and involved. Vote for a revitalized and thriving Olympia in the heart of Hamilton!

What does it mean to “dissolve the board”?

  • Dissolving the board terminates the current condominium board.
  • Can be initiated during an Owner Requisitioned Meeting.
  • Reasons for dissolution include mismanagement, lack of transparency, and a desire for leadership change.
  • Residents vote to dissolve the current board during the meeting.
    • If approved, a process for electing a new board is discussed.
  • Interested residents can nominate themselves or others for the new board.

5 Compelling Reasons for a New Beginning

Reason 1: Visitor Parking

In just 3 days, 58% of residents (140 out of 240 units) voted to keep visitor parking. The current board ignored them. A new board could listen to the building!

Reason 2: Firing of Superintendent

Ken Milligan, a valued member of the Olympia community, was terminated without any plan to cover his job. The absence of a superintendent has left no-one available on site for emergency response, fire safety, security oversight, routine inspections, maintenance and repairs, knowledge of building systems, coordination with emergency services, and owner/tenant assistance. Who trains his replacement? It seems the board made a short sighted decision that leaves the Olympia vulnerable.

Reason 3: Special Assessment Issues

Residents were blindsided by a special assessment in 2023 which ranged from $4-5k+. This was announced 11 days before payment was due, falling short of the required notice period set forth by The Condominium Act. A new board would prioritize transparent communication, engage residents and responsibly manage the finances for the community's wellbeing.

Reason 4: Ongoing Special Assessments

Do we know where the $1.2 million collected from the special assessment is being spent? Has the work been awarded after investigating multiple options and discussing which option would be best for the whole building?
