POTOMAC FARMS COMMUNITY PETITION AGAINST THE DOGWOOD FARM STATION REZONING PROPOSAL - ZMAP-2021-0010, SPEX-2022-0025, ZMOD-2021-0039, ZMOD-2021-0040, ZMOD-2022-0003, ZMOD-2022-0072, ZMOD-2023-0004




We the undersigned who live and own property in the Potomac Farms Community respectfully urge the Loudoun County Board of Supervisors and the Planning Commission to DENY the Dogwood Farm Station Rezoning Proposal as currently proposed and applied for by U.S. Homes Corporation for the rezoning of the Blue Mount Nursery Property located on Riverside Parkway between Garden Center Court and Bonnie Court from A-3 Agricultural Residential District to R-24 Multifamily Residential for the following reasons:

The proposed project is an urban style development in a suburban area which will negatively impact our community and the quality of life of the residents in the Potomac Farms community and our respective neighboring communities.

The density proposed encourages overcrowding with a 485 unit project on 20 acres while another recent project of 600 units has already been approved at University Center nearby. There is limited parking proposed with limited transit options as well as limited walkability and concerns for child and public safety. It perpetuates the lack of affordable housing which is a crisis in our area.

The 70 foot building height proposed would be an eyesore and will negatively impact the visual aesthetics and alter the character and charm of the surrounding Potomac Farms and Lexington 7 communities. The zoning relief, setbacks and height restrictions requested are not acceptable and will be an unwanted precedent for future projects. There should be no variances to the zoning regulations for this project.

This current proposal denigrates the value and esthetics of the adjacent single family residential communities thus affecting the quality of life for all concerned.
