Development ProposalFlats at Sand Creek
Northeast of N. Carefree Cir. and Peterson Rd. intersection
Colorado Springs, CO 80922
A new development plan from an Arvada, CO developer to allow for a 144-unit, Multi-Family development (low income) on 6.94 acres. The site is in the R-5/AP-O (Multi-Family High with Airport Overlay) zone district and located northeast of the N Carefree Circle and Peterson Road intersection. The units will be 2, 3 and 4 bedrooms. There will be 6 buildings that are each 3 stories tall. There will be 282 parking spaces.
Here are some reasons why this development should not be built in this location:
- Added intersection congestion
- Parking along side roads and neighborhoods
- Increased safety risk to students and other pedestrians
- Does not match the existing look and feel of the surrounding covenant communities (2 story homes or townhomes)
- Impact on home values
- Block mountain views
- Impact on already overcrowded schools
- Over a mile from bus routes for those without vehicles
- Trail usage by those that are not paying the HOA dues to maintain and support those trails
