Gettysvue High-Rise, High-Density Condo Development Protest
Gettysvue High-Rise, High-Density Condo Development Protest
Urgent for Gettysvue Residents, Golfers, and Non-Resident Social Members
---
Many of you will remember that in March 2020, Ron Watkins as the principle of the former developer of Gettysvue (GV), attempted to start development of two (2) high rise condo buildings adjacent to the GV Tennis Courts. With your help we were able to get Mr. Watkins to withdraw his request for zoning, at which time he told us he was abandoning the project.
We recently learned that Mr. Watkins is renewing this project and is now increasing the scope to three (3) luxury high rise condo buildings, 30 units each, for a total of 90 units.
Each of the three (3) luxury condo buildings is proposed to be four stories high with the parking garage underground. Each of the proposed luxury condo buildings is to be over 100,000 square feet (roughly 4x the size of the entire GV Clubhouse).
Also, each of the condo buildings is designed to rise nearly 80 feet above the adjoining single-family homes (roughly 2x the height of the GV Commercial Center).
---
This Condo Project Will Undoubtedly Diminish Our Property Values As Well As Our Use And Enjoyment Of Our Homes And The Club
The GV club owner (Synergy Golf Group) is in favor of the development and has indicated that they would relocate the tennis courts to the 18th green to allow space for the third high-rise condo building.
This will require removing the overflow parking, removing the tennis courts, constructing only two replacement tennis courts directly behind the Clubhouse, and re-designing of the 18th hole.
All these changes will negatively impact our community.

We Must Act Now
Time is of the essence because the temporary injunction hearing is scheduled for October 27th, and if not granted then the application approval meeting with the Knox County Planning Commission is scheduled on November 9th.
This week we filed a Complaint, Application for Temporary Restraining Order (TRO), and Motion for Temporary Injunction against Mr. Watkins and Gettysvue Partners, LLC. The Court entered a TRO temporarily halting the condo project until an October 27 Injunction Hearing.
However, after this Injunction Hearing, Mr. Watkins may be permitted to proceed with the Knox County Planning Commission meeting on November 9.
We all need to remain vigilant and strongly oppose the application with the Knox County Planning Commission.
