Petition To the Bridgeport Planning and Zoning Commission
The undersigned neighbors wish to express their objections to the development of the property at 3115-3129 Fairfield Avenue, 30 Clarkson Street and 704 Courtland Avenue as currently proposed. 3115 Fairfield Ave LLC has submitted an application and plan to Bridgeport Planning and Zoning for a 5 story building with 52 rental residential units which include 2 retail spaces with 49 regular and 3 handicapped parking spaces. The developer initially expressed that they would work with the Black Rock community to incorporate our input and concerns, but they have not done so.
Our objections to this current proposal include:
- The massing and height of this building will overwhelm the neighborhood. Five stories is too tall and 52 units is too many for this area.
- The aesthetics of the building design is not in keeping with the neighborhood
- The current plans include 49 regular parking spaces and 3 handicapped spaces for 52 residential units which is inadequate parking that will result in congestion in the streets of Black Rock.
- Traffic issues and blocked vision for turning onto Fairfield Avenue will result from this current proposal.
We are not objecting to a development in this area, but to this current proposal. A development at this location must adhere to the size and appearance of the neighborhood’s architectural design which this proposal does not. We envision a 2 to 3 story apartment building in adherence to the current zoning regulations of the area. This location is the gateway to the Black Rock community, and this development as designed will adversely affect the integrity of the neighborhood. We are asking the Commission to reject this proposal and ask that the developer redesign this project taking into account these significant deficiencies.
