No Re-zoning of 245 Briarwood Road
We, the undersigned, are fighting to stop the amending of zoning guidelines for 245 Briarwood Road, Kelowna, BC. As residents of the surrounding area of the proposed location, we do not feel it is in anyones best interests for the City of Kelowna to allow Troika Developmnts Inc. to increase the residents on the lot at 245 Briarwood Road by 6 times the current number. The lot is currently zoned for a 30+ unit structure. The current zoning alone would be a drastic change in the traffic and parking issue, which is already a major concern for those living on/adjacent to Briarwood Road. There are two major (but certainly not the only two) issues that we feel warrant upholding 245 Briarwood's current zoning. The first is the parking issue. Troika Developments Inc. has applied to the City of Kelowna for an amendment to the current guidelines that means they can provide fewer underground parking spaces. This is a terrible mistake. We feel that having more residents/visitors parking on the street will complicate and aggravate an already scarce parking situation on Briarwood Road. We do not see a valid reason to crowd the shoulder of Briarwood Road further. Secondly, and certainly not last, the size of the building itself is a problem. The current zoning of 245 Briarwood Road allows for a 30+ unit structure, which would increase the current residences 3 fold. Troika developments Inc. is requesting a zoning change to allow for a 67 unit building. If the City of Kelowna allowed for such an amendment, it would be a huge detriment to an area that is located on a Cul-de-sac. Having no through-road in an area that Troika Developments Inc. wants to increase the density by 6 times is ridiculous. There is already a major problem for Briarwood Road residents who are trying to get onto Rutland Road, or who are trying to get onto Briarwood Road from Rutland Road. To add fuel to the fire of a major traffic issue is negligent in our eyes. Allowing for a 67 unit building is also opposed by those of us who own properties directly attached to 245 Briarwood Road (Mugford Court, and Mugford Road). We are not willing to concede having to look at such a high structure staring back at us and eliminating any privacy that our back yards currently provide for us. We also did not decide to become home owners in our current locations to have outside forces, that we can control and have a say in, have a major negative effect on the value of our properties. Real Estate agents have informed some of us that anything that infringes on a propertys' privacy will bring down the value of that affected property. We will not sit idly by and allow this to happen to the biggest investment many of us own! If you agree with our concerns and want to put a stop to these amendments, please sign and give us a louder voice. We do not need to be bullied by developers with deep pockets !
