Proposed Golf Course Lodge Threatens Madison Green Community

Dear Homeowners,

The proposed Marriott Springhill Suites golf lodge in the heart of our Madison Green community threatens to devalue our properties and disrupt the unique character of our neighborhood. Studies have shown that similar developments can decrease property values by up to 15% (source: National Association of Realtors). Additionally, increased traffic and noise and light pollution will negatively impact our quality of life. We must act now to preserve the integrity and value of our homes.

Here are several key reasons why it is crucial for each and every one of us to participate in the upcoming City Council Meeting on June 20th at 6:30pm at City Hall as well as the Planning and Zoning Meeting:

  1. Impact on Property Values: The construction of a golf lodge will likely decrease property values. Potential buyers will be deterred by the presence of the hotel, leading to a decline in property values and home sales for all residents.
  2. Unrealistic Expectations: The premise that this hotel will attract golfers from out of town is unrealistic. With numerous highly ranked golf courses in Palm Beach and across Florida, Madison Green is not a destination for vacationers seeking quality golf experiences. Regardless, the use of the Golf Club as a “public lodging establishment” is not a permitted use in a residential zoned area for a reason. Our community was not planned for this type of use.
  3. Lack of Maintenance: The golf course has a track record of neglecting maintenance and disregarding the Association’s requests. Rewarding the Golf Club by allowing it to sell to a hotel and re-zone by putting in “golf lodge” definition into the Code, is not a solution and allowing them to proceed with this development would only exacerbate these problems.
  4. Zoning Violations: The proposed hotel is not in compliance with zoning laws, as it exceeds the allowable height limit and is not zoned for hotel use. Allowing such violations to go unchecked sets a dangerous precedent for future developments in our community.
  5. Privacy Concerns: Residents would be subject to privacy violations, as guests of the hotel would have the ability to peer into our homes and walk around neighborhoods and the clubhouse. This intrusion on our privacy, particularly with regards to women and children, is unacceptable. This is why the Code does not allow public lodging establishments/hotels in residentially zoned areas like Madison Green.
  6. Negative Impact on Community: The presence of a golf lodge would attract transients (those that come and go) to our community, posing safety and security risks for residents because a public lodging establishment does not have any obligation to deny a hotel visitor. We cannot allow our neighborhood to become a haven for transient individuals.
  7. Increased Association Dues: The construction process could cause damage to community infrastructure, leading to higher repair costs. We may need to invest in higher fences and additional security measures to prevent intrusions, further increasing association dues.

It is evident that there are numerous compelling reasons to oppose the construction of this hotel. We must unite as a community to protect the integrity of Madison Green and preserve the value of our homes. I urge each of you to attend the upcoming meetings, sign petitions, and actively engage in efforts to fight this development.

Together, we can ensure that Madison Green remains a wonderful place to call home for generations to come.
