Rent Compensation from HomeMade
Dear HomeMade,
We are writing to you as the residents of WEM to express our dissatisfaction and frustration with the numerous maintenance issues that have been affecting our living conditions and quality of life. We have been experiencing problems with the AC, the elevators, and most recently, the water supply.
As you are aware, the water supply in the building has been cut off for more than 12 hours now. This has caused us immense inconvenience and hardship, especially for those of us who have children. We are unable to use the toilets, showers, sinks, dishwashers, or washing machines. We have to buy bottled water for drinking, cooking, and cleaning. We are also concerned about the health and hygiene implications of living without water for an extended period of time.
We have tried to contact the concierge and the management several times, but we have not received any satisfactory explanation or solution for this situation. We feel that we are being ignored and neglected by HomeMade, and that our rights as tenants are being violated.
We are entitled to compensation under the guaranteed standards scheme for water supply interruptions1. According to Ofwat, the water regulator, we should receive £20 if we are without water for more than 4 hours, and £10 for each additional 24 hours1. This means that we should receive at least £30 each for the current outage.
However, we believe that this amount is insufficient to cover the actual costs and damages we have incurred due to the lack of water. We also think that this is only one of the many problems that have affected our rent value and enjoyment of our homes. Therefore, we demand that HomeMade reduce our rent by 20% for the next month as a fair and reasonable compensation for all the issues we have faced. For those who has paid the rent or has their rent prepaid for in advance, we demand to have this amount roll over to the next month rent or to have it refunded at the end of the tenancy agreement.
We hope that you will take this matter seriously and respond to our request promptly. We also urge you to fix the water supply problem as soon as possible and ensure that it does not happen again. We expect HomeMade to provide us with a safe, comfortable, and habitable living environment, as per our tenancy agreement.
