Franklin-based Bristol Developmental Group is in talks with Tabernacle Baptist Church to buy the church’s 1.87-acre property near the entrance to the 12 S. neighborhood and develop a-contextually inappropriate apartment community there. The sale is contingent on a zoning variance that would allow Bristol to build a158 unit 3 story luxury rental apartment project there without any retail or restaurantd.

The project that’s been presented is unacceptable to the community and the residents upon which the density-related problems would be imposed. Unbearable traffic and congestion, lost access to a crucial neighborhood alley, and scale/density built out of synch with the existing neighborhood are crucial demerits of the project. Community surveys show the clear majority of respondents want commercial/retail elements of new development in 12South to support a true walking community — and this project proposes none.

Metro’s Planning Commission is approving SP changes so frequently that these exceptions are becoming the rule. Let Metro Planning Commissioners know, along with Council representative Sandra Moore, that this project has not garnered your support, and this SP variance is not good for your neighborhood.

Bristol Development at the Tabernacle Church on 12 South NEXT MEETING: THURSDAY, MARCH 26th at 4:00PM

We respect and support the Tabernacle Baptist Church’s right to sell their property and move to a different location, but we do not support the zoning change required, the development company proposing this project, and the massive traffic increase this development will cause. The Bristol Development Group has 2 large-scale “luxury” complexes in Nashville, The Velocity in the Gulch and Bristol West End, which have serious structural issues, resulting in “friendly foreclosure,” lawsuit, and lost equity for homeowners.

Other Serious Issues that have not been addressed re: this project

Risk involved with underground blasting on 4 surrounding residential street homes

Development surrounded by 5 streets of single family residential homes

Impact on an already difficult traffic flow through 12th South with no lights or stop signs

12th South neighborhood survey results showed residents are against strictly residential development on 12th and want more restaurants and retail

Entrance and exit of this development will further back up traffic and directly impact Ashwood and Linden Avenues.

Use of alley as a one way street will impact access to the garages of all 11th Avenue South Residents

Already decreased water pressure and sewage on surrounding streets with recent construction

Apartment complexes without retail/restaurants decrease home values

Please join with us in opposing The Bristol 12th South development as it currently stands on 4/23/15 at 4pm at 700 2nd Avenue at the Sonny West Conference Center! Please sign up to speak as we have 2 minutes each. This is crucial in stopping this development.
