Dapper Development is applying for a special use permit to allow for a Carl’s Jr. within the Aliante Master Planned Community in an area that is currently zoned MPC-C-P1, Master Planned Community Profession Office Commercial District. If this zoning change request is approved to allow for a convenience food restaurant with a drive through, several changes will be made to the area near to Discovery Park. The original sales center at Aliante Parkway and Nature Discovery Park will be demolished and two new commercial parcels will be created – one for Carl Jr. with a drive through and the other for a proposed Capriotti’s Sandwich store. This change will dramatically alter the street view due to this becoming a commercialized area; the addition of proposed business signs to draw business from the 215; and the increase of traffic hazards near the park.

The following residents of Aliante do not want a drive through located across the street from our beautiful Discovery Park and pond and feel that it will negatively impact the wildlife (Ducks) and the quiet enjoyment of this amenity. We are concerned of the impact it will have on the residents who use Nature Park drive to access their communities as well as the safety of our children as we use the Park.

The litter is already getting bad enough from the other shops. Dont need more paper bags blowing into the park. Bad idea.

PLEASE NO. This used to be such a nice quiet spot now its just constant commercial buildings popping up. Keep the fast food away from the ducks and the kids.

We have enough traffic on Aliante Pkwy with all the schools near by. Kids are constantly crossing to get to the park. A drive thru is just asking for an accident.

Why do we need another burger place here?? There is literally one a mile away. Stop ruining the neighborhood vibe.

I'm not able to come to city hall tomorrow. However if someone can bring up the fact that this is clearly spot zoning. That is not legal. And just FYI, this property in addition to the Smith's shopping center, the new 7/11 and Firestone are all owned by the Greenspun family - who own the RJ. The other point to mention is that there is NO OTHER fast food place right off the 215. This is not usual and customary on this road. In addition, Aliante is a master planned community and was zoned as such which makes it incompatable with all the proposed and now existing fast food, tire shops, and proposed Dotty's casino behind the Firestone and near the library and neighborhood school. The neighborhood is going to hell with these type of things being allowed by the association and NLV.

Another fast food restaurant is not the answer or a solution here for the empty spaces. Additionally, changing the zoning is not the solution either. Why is it that professional offices are not occupying these spaces. This should be addressed by our city commission. Possible consideration for a substantial restaurant or other type of venue. But Fast Food Drive Through is not desirable and would create additional traffic congestion on Nature Park Drive. This area is saturated by existing Fast Food Chains, and remnants of food bags etc., litter the area. Please share your comments and make your voice known. Cathryne Ryan

I spoke to the Aliante Master Association Office this morning to find out if they knew about and are in favor of the development... I was told there was a heads up about last evening's NLV meeting given by the outgoing president, but nothing else was mentioned... And no homeowners were at that meeting to raise the issue of the development... I was advised to contact Elyssa Rammos via email ([email protected]) and include my thoughts about the situation and to find out what role the HOA(s) may or may not take in this. I was hoping they would be an advocate for the image of Aliante... And keep Nature Park Drive limited to church, school, offices and not any high traffic, highly lit, highly "for profit" business... Please join me in emailing Ms Rammos... Thank you!
