We, the residents of Grand Blanc Township, express our concerns regarding the proposed zoning change for parcels 12-26-300-008 and 12-26-300-009 on East Baldwin Road near Saginaw Road in Grand Blanc Township.

We believe that approving this zoning change could result in unwanted retail developments, increased noise and light pollution, and significant traffic congestion. Additionally, it may lead to an unattractive and chaotic environment. This contradicts the original masterplan envisioned dating back to 2006, and the residential zoning of these parcels as recent as 2021.

We contend that there are numerous other suitable locations within the township already designated for retail establishments and restaurants. Moreover, we suspect that some of the proponents of this zoning change may have personal interests tied to it, as certain decision-makers in Grand Blanc Township have property interests or affiliations within the Downtown Development Authority (DDA) border area, which stands to benefit from such changes.

Furthermore, the surrounding area of the proposed zoning change comprises picturesque neighborhoods such as Woodfield, Warwick Hills, Warwick Woods , Green Knolls, Territorial, The Preserve, Del Webb and Braemoor. This area serves as a primary gateway to our charming town of Grand Blanc. We advocate for more thoughtful planning and consideration before implementing changes. Specifically, we call for:

More sidewalks

High-quality housing

Streetlights

Landscaping that enhances the entry points to our town

Increased park spaces and water features

Overall cohesiveness throughout the area

We urge for these enhancements to preserve and enhance the character of our community and hope that the board will turn down the above zoning change proposal.
